VAT ON NEW BUILDINGS

Currently, new homes are zero rated for VAT in the UK, so if you are having a new home built it is worth considering including your conservatory or orangery in the design so that you can legitimately avoid paying VAT.

Even if your new home is part way through its build, you may still have time to include a conservatory in the design and legitimately avoid VAT. This generally applies to projects started within six months of the approval to build being given, but it is not a straightforward process. For example, most new build properties have their permitted development rights removed, thus disallowing the addition of a conservatory as an extension.

To make sure that your conservatory is included within the zero VAT rate, ensure that it is included as early as possible at the design and planning approval stages and ensure that your conservatory designer and installer have plenty of notice of your intentions so that they can work closely with your architect and builder.
