Sometimes there is an issue about access to or from upper windows. Building Regulations require you should ensure that a conservatory is not constructed in a manner that restricts ladder access to windows serving a room in a roof or loft conversion which are required for means of escape purposes.

On a personal level, you may not wish to be seen in the conservatory from upper windows or you may spend time in a room that overlooks it. In this case it is important that the roof has an attractive finish.

Traditionally, the choice was to use lead, zinc or copper as the roofing material, which while mellowing to a beautiful patina added substantially to the final cost. So for most installations we recommend that you choose a synthetic weatherproof material with a long guarantee.
